Energy-efficient renovation: funding, KfW/BAFA and process

Energy-efficient renovation lowers energy consumption and running costs and is state-funded. The funding system looks complex but follows a clear logic. This guide gives a practical overview – but does not replace individual funding and energy advice.

What counts as energy-efficient renovation?

Typical measures are insulation of façade, roof and basement ceiling, replacing windows and doors, an efficient heating system (e.g. a heat pump), ventilation with heat recovery and photovoltaics. These can be carried out individually or as a full package.

What funding is available

The federal government funds energy measures through the Federal Funding for Efficient Buildings (BEG). For individual measures (e.g. insulation, windows, heating replacement) there are usually grants via BAFA; for comprehensive renovations to an efficiency-house standard and for heating, there are KfW loans with repayment bonuses. Which route fits depends on the measure and target.

Important: order and requirements

Two points decide funding: for many programmes the application must be submitted before the measure begins, and often a certified energy-efficiency expert must be involved. If you build first and apply afterwards, funding is often lost. That is why the funding check belongs at the start of planning.

Which measure brings the most?

The greatest effect usually comes from measures to the building envelope (insulation, windows) combined with efficient heat generation. What makes sense in a specific case is shown by an energy assessment of the building – not every measure pays off equally in every property.

Process from advice to completion

It starts with a survey and energy assessment, then selecting the measures and checking funding, followed by the application, execution by the specialist firms and finally the proof. As a general contractor we coordinate the trades and guide the construction part of this process.
