A full gut renovation brings a building almost up to new-build standard – and is one of the largest investments around a property. There are no flat prices, but there are clear factors that determine the price. This guide shows what the costs depend on and what matters for a serious cost estimate.

What is a gut renovation?

In a gut renovation the building is stripped back to its load-bearing structure and completely rebuilt: electrics, plumbing, heating, insulation, windows, screed, floors and surfaces are renewed. The result is technically close to a new build, often in a better location and with worth-keeping structure.

What the costs depend on

Five factors are decisive: the condition of the existing structure, the living or usable area, the desired finish standard, the scope of building technology (heating, electrics, ventilation) and the energy target. Surprises usually arise where hidden damage – e.g. structural, moisture or piping – only becomes visible after strip-out. A thorough assessment before quoting reduces this risk.

Why there is no flat price

A gut renovation cannot seriously be stated as a fixed price per square metre. Two properties of the same size can differ significantly – depending on structure, hidden damage, finish standard and energy target. The figure only becomes reliable after a property assessment and a bill of quantities. Be cautious if a round lump sum is quoted without an assessment.

Which trades are included

Strip-out and disposal, shell and structural work, insulation and windows, electrical and plumbing installation, heating and ventilation, screed, drywall, painting and flooring, plus site management. With a general contractor these trades are bundled into one calculation and one contract – creating cost transparency compared with awarding trades individually.

How to control the costs

The most effective levers are solid planning before construction, clear priorities on finish, and using funding for energy measures. Bundled awarding to one responsible partner also reduces friction and change orders, because interfaces between individual firms disappear.

How a serious cost estimate is created

It starts with the property and structural assessment, followed by a concept and a bill of quantities, from which a structured calculation is derived. A quote is serious when services, assumptions and possible risks are named – not when a round lump sum is stated without assessment.
